How to Generate a Building Layout
Four steps from an empty lot to a building you can walk through
1. Outline the building
Draw the exterior shell — rectangular, L-shaped, or fully custom. Or trace a photo of an existing plan to start from what's already there.
2. Generate the floor layout
Divide the shell into rooms with interior walls that snap to 90° and to each other. Every room is measured and labelled as you go.
3. Stack the floors
Add stories above or below — copy an existing floor so the exterior lines up — and connect the levels with stairs or an elevator.
4. Walk it in 3D & export
Furnish each floor, walk the whole building in 3D, then export the layout as a PNG, PDF, or AutoCAD DXF.
A layout generator that thinks in buildings, not boxes
Most layout tools stop at a single room: you get four walls and a furniture catalog, and the rest of the building doesn't exist. But real layout questions are building questions — where the stairs land on the floor above, whether the office fits six rooms or seven, how the addition meets the existing house, what the lot looks like around it.
RoomSketch3D generates layouts at the scale the question actually lives at. Outline the whole shell, divide every story into rooms with snapping walls, connect the levels with stairs and elevators, and put the yard and property lines around it. Then walk the entire building in 3D — every floor, stacked and furnished — before you commit to anything.
One generator, every kind of building
The same to-scale tools work whether the building is a bungalow or a two-story clinic.
Homes & additions
Lay out a full house floor by floor — or plan an addition against the existing structure before you talk to a builder.
Offices & studios
Divide open space into offices, meeting rooms, and desks. Test how many workstations honestly fit before signing a lease.
Shops, cafés & restaurants
Plan counters, seating, storage, and customer flow — and check walkway clearances with the tape-measure tool.
Rentals & Airbnbs
Map each unit's layout, furnish it to scale, and export a clean plan for listings, guests, or contractors.
Clinics & practices
Arrange exam rooms, waiting areas, and reception around real dimensions and door clearances.
Workshops, garages & barns
Lay out benches, storage, and equipment zones — plus the yard, fences, and property lines around the building.
See it in action: lay out a two-story home

From one outline to a complete stacked building — here's the whole flow.
- 1
Outline the shell. Draw the ground floor's exterior — enter exact wall lengths so the footprint matches the real lot.
- 2
Divide it into rooms. Drop in interior walls for the kitchen, living room, and hallway; they snap square and measure themselves.
- 3
Hang the doors and windows. Place entry and interior doors, then windows — clearances and swing paths stay visible in 2D.
- 4
Add the second story. Add a floor above and copy the ground floor, so the exterior walls line up perfectly — then reshape the rooms for bedrooms.
- 5
Connect the levels. Snap in a staircase (straight, L, or U) — or an elevator that serves both floors.
- 6
Walk it and share it. Furnish each floor, walk the building in 3D, and export a PNG for family or a DXF for your architect.
Everything a building layout actually needs
Not just walls and sofas — the structural pieces that make a layout real.
Snapping interior walls
Split any story into rooms fast — walls snap perpendicular and end-to-end, with editable lengths and per-wall thickness.
Doors, windows & fixtures
Place doors, pocket and barn doors, windows, bay windows, fireplaces, and wall fixtures right on the walls where they belong.
Stairs & elevators
Straight, L, and U staircases that snap into place, and elevators that serve exactly the floors you pick — visible as a shaft in 3D.
Yards & property lines
The layout doesn't stop at the walls — add a yard, draw property lines, and choose fence styles like wood, picket, or chain-link.
Measure everything
Automatic dimensions on every wall and room, a tape-measure tool for clearances, and elevation views for heights.
Pro-grade export
Export high-resolution PNGs and PDFs up to large formats, or a layered AutoCAD DXF your architect can open directly.
Start your building layout however you like
Every building starts differently — pick the fastest way in for yours.
Snap a photo
Take a photo of your room and let the app turn it into an editable building layout for you — no drawing required to begin.
Trace an image
Already have a building layout or a rough sketch? Import the image and trace over it — corners snap into place as you go.
Draw any shape
Draw walls freehand — rectangular, L-shaped, angled, or fully custom and round room shapes are all fair game.
Start from a template
Begin with a ready-made template and adapt it into your own building layout in minutes.
Scan it on iPhone
On iPhone, use AR Scan to capture a room's real dimensions just by walking around it.
What a good building layout gets right
- The whole building in one model — every floor, not a separate file per level
- Rooms divided with real, to-scale walls so furniture and clearances are honest
- Stairs and elevators placed where they actually work on both floors they connect
- Doors and windows on the walls, so circulation and light are part of the layout
- A 3D walkthrough to feel the building before anything gets built or moved
- An export an architect, contractor, or landlord can actually use
Layout generator vs. CAD vs. hiring it out
Where a fast, to-scale building layout tool wins — and where it doesn't.
Hiring an architect
Essential for permits and construction documents — but expensive for the exploratory phase where you just need to see whether a layout works at all.
Best for: permit-ready drawings
Professional CAD
Unlimited precision, steep learning curve. Great once a design is settled; slow when you're still deciding where the walls go.
Best for: detailed technical drawings
RoomSketch3D
Generate a real, to-scale building layout in minutes, iterate freely, walk it in 3D — then hand a DXF to the professionals when it's time. You stay in control of the layout.
Best for: exploring and deciding the layout
Learn the building tools
Step-by-step guides and videos for every part of a building layout.
Build a multi-story floor plan
Add floors above or below, copy a story, and line up exterior walls.
Interior walls & partitions
Divide a shell into rooms with snapping partition walls.
Add an elevator
Pick a shaft size, set the floors it serves, and see it in 3D.
Add stairs
Straight, L, and U staircases with rise, tread, and width controls.
Fences & property lines
Draw the lot around the building and style the boundary.
Export to AutoCAD DXF
Hand a layered CAD file to your architect or contractor.
Walk the whole building before it exists
A stacked 2D plan tells you where the walls are; walking the building tells you whether it works. Switch to 3D at any point to move through every floor — up the stairs, into each room — and go back to 2D to fix what felt wrong. If you mostly work level by level, our floor plan generator page covers that single-floor workflow, and the 2D floor plan maker goes deep on precise to-scale drawing.
It's a one-time purchase of $9.99 — no subscription and no free trial. Multi-story buildings, elevators, yards, 3D, and every export format are all included, forever.
