Which room are you planning?
Each room has its own rules — aisles in a kitchen, code clearances in a bathroom, the space around a bed. These guides give you the numbers, with their sources, and real layouts you can open in the app.

Kitchen planner
Aisles, landing areas and the work triangle — four layouts measured against NKBA guidelines.

Bedroom planner
Which bed fits, the space around it, and four bedrooms from 10 × 12 ft to a primary suite.

Bathroom planner
Toilet, sink and shower spacing from the building code, and five real bathrooms.

Living room planner
How far from the TV, what size rug, and spacing that makes a room feel right.

Home office planner
Desk placement, OSHA screen distances and three offices you can start from.

Dining room planner
Table sizes and the space to pull out a chair.
Also in the app: closets, laundry rooms, garages and workshops, home gyms, yards, and cafés, shops and restaurants — see the templates.
From an empty room to a plan you can trust
1. Measure the room
Wall lengths, door and window positions, and ceiling height. Our measuring guide shows how — or skip it: trace a photo or PDF of a floor plan, let AI draft the walls, or scan the room with an iPhone.
How to measure a room →2. Draw it to scale
Walls show live dimensions as you drag and take exact lengths, in feet and inches or metric. Add doors (with their real swing), windows, openings, stairs and more floors — or start from a furnished template.
Draw to scale →3. Furnish it at true size
Pick from 900+ pieces — or type in the exact width, depth and height of the one you own or want. Not sure where things go? Auto-furnish suggests layouts that fit.
The furniture catalog →4. Check it, then see it
Smart Flow Check flags furniture in a door's swing, crowding a doorway or fireplace, or standing tall in front of a window. Then orbit the room in 3D or walk through it at eye height.
Smart Flow Check →5. Share it
Export a dimensioned PNG, a print-sharp PDF up to A0, a layered AutoCAD DXF or a 3D model, print it, or share a public link with whoever is helping.

Rules that hold in every room
Whatever you're planning, a handful of clearances decide whether a room works. The room guides go much further; these apply everywhere.
| Where | Keep | Why / source |
|---|---|---|
| Main walkway through a room | 36 in (91 cm) | NKBA planning guidelines (walkway) |
| Clear path in front of a door or opening | 36 in deep | What Smart Flow Check reserves in front of every doorway |
| Door swing | Keep the whole arc clear | Flow Check flags anything inside it |
| Tall furniture near a window | Nothing over 4 ft tall within 18 in of it | Flow Check's window rule — keeps light, views and escape routes open |
| Bedroom (any sleeping room) | ≥ 70 sq ft, ≥ 7 ft wide, an escape window | International Residential Code R304 and R310 |

One room, or the whole house
Start with the room you're changing and keep going: divide a plan into rooms with interior walls, add an upstairs and a basement connected by real stairs, vault a ceiling, sink a living room, and wrap a yard around the house. The dollhouse view shows every floor together.
- Every floor of your home — basements, stairs, even elevators
- Yard and outdoor design — lawn, driveway, fences on your property line
- 3D walkthrough — walk from room to room at eye height

Watch a home built from a blank page
The 3:25 demo draws the shell to scale, furnishes the kitchen, adds a second floor with a vaulted ceiling, finishes the floors and walls, builds the yard, checks the plan and ends with photoreal AI renders.

Straight answers about the app
What is a room planner?
A room planner is an app for drawing a room to scale and arranging furniture in it before you buy or move anything. RoomSketch3D adds a 3D view, a check for blocked doors and windows, and exports you can hand to a contractor.
Is RoomSketch3D free?
No. It is $19.99 once — no subscription and no free trial — for the full planner on web, iPhone/iPad and Android, with a 30-day money-back guarantee. The only optional extra is AI render credits, and 5 renders are free. Our calculators (room size, TV distance, rug size, flooring, paint) are free.
Does it work on my phone?
Yes — there are native apps for iPhone and iPad (iOS 16+) and Android (8.0+), plus the web app in any modern browser. One purchase covers all of them and your designs sync between devices. It needs an internet connection; edits made during a short dropout are kept and sync when you're back.
Can I plan a whole house, not just one room?
Yes. Draw a whole apartment or house on one plan, divide it with interior walls, and add floors and basements connected by stairs — even an elevator. The 3D view stacks every floor, and you can add a yard around it.
Can I start from a photo or an existing floor plan?
Yes. Import a photo, sketch or PDF of a floor plan and trace over it, or let AI draft the walls, doors and windows for you to review. On iPhone you can also scan a room with AR.
What can I export?
A dimensioned PNG, a print-sharp PDF up to A0, a layered AutoCAD DXF, a 3D model, a backup file, or a public link. There is a black-and-white blueprint style and sticky notes that print as numbered pins with a notes page.
